Decoding the Atlanta Housing Market

Hey Atlanta! Let's talk about what's happening in our local housing market. You've probably seen a ton of numbers flying around, and sometimes that real estate talk can feel like a different language. So, let's break it down in a way that actually makes sense.

First off, let's look at the numbers for July 2025. You'll often see the terms "average price" and "median price," and they're not the same thing.

The Difference Between Average and Median

  • Average Price: Think of it like a family's average income. If one person is a billionaire, the "average" income for the family looks huge, even if everyone else is middle-class.

  • Median Price: This is the much fairer number! It's the true middle point, so it isn't swayed by those super high or super low prices. It gives you a much better sense of what's typical.es, so it might not be a true reflection of what most people are paying.

Think of it this way: The average price is like taking all the homes sold and dividing them by the number of total homes. This can get a little tricky because one super-expensive mansion can totally skew the number and make it look like every house is way more expensive than it actually is. So, while Zillow reports the average home value in Atlanta is around $402,035, that number might not reflect the home you're looking for.

That's why we often focus on the median price. The median is the true middle ground. If you lined up every single home sale from the most expensive to the least, the median price is the price of the home sitting right in the middle of that line. It gives us a much better idea of what the typical home in our area is selling for. This past month, the median sold price in Atlanta was $403.5K.

Another key stat is the median days on market. This is exactly what it sounds like: how long it takes for a home to sell, from the day it's listed to the day an offer is accepted. Our median right now is 60 days, which means half the homes sold in less time, and half took a little longer. It's a great way to gauge how hot the market is.
